The U District is getting taller! It is critical that new development continues the established physical character of the University District as a welcoming, inclusive neighborhood designed and built at a human scale. Below is information on major private development projects that are pending or in progress in the district, including the site address, status, a brief description, and links to any development plans. 4700 Brooklyn Ave NE – The M

Stage: Under Construction

A 24-story building containing 227 apartment units, retail space at street level, and underground parking on NE Brooklyn Ave just north of NE 47th Street

The M is the first high rise tower to be developed in nearly 40 years in the U District. The tower has large glass windows and sets back from the street to bring light and room to the sidewalks and pedestrian zone. The north side of the building allows space for a new neighborhood park, which will include pedestrian and green street improvements to Brooklyn Ave NE. The M also includes active street-level retail along 47th Street NE. The M is located near multiple Metro bus lines and in close proximity of the future U District Light Rail station. The building will be completed in fall 2020.

4530 12th Ave NE, 4519 and 4536 Brooklyn Ave NE

Stage: Design Under Review

Two new 9- and 11-story buildings and a neighborhood open space proposed for the 4500 blocks of 12th Ave NE and Brooklyn Ave. NE.

Proposed by the developer Touchstone, the buildings are the only new commercial office space currently proposed in the U District, and have the potential to connect area research and academics with local innovative industries.

The new office space will create activity and vibrancy in the U District by bringing visitors and occupants to the neighborhood throughout the day. Both buildings will include ground floor retail to bring more business to the district, including along the alleys, creatively activating The open space is planned as a pocket park between the two buildings and next to a new student housing tower and green space called the HUB 2, creating a larger public plaza for multiple uses. Together, the two buildings and adjacent open space will create a cohesive pedestrian connection between 12th Ave, Brooklyn Ave, the pocket park, and the nearby U District light rail station.

4525 9th Ave NE

1200 NE 45th Street

Stage: Design Under Review

 A 24-story, 227-unit apartment building with retail and parking on NE 45th Street near University Way

This proposed residential tower is part of an integrated design of several developing sites north of NE 45th Street to activate the northern end of the U District. The site will include an open, green public space along the alley and south side of the building, creating an accessible gathering space with retail sites mixed in. The open space will be fully ADA accessible and include a garden, café seating, elevated lookout point, bike racks, and ramped, stepped, and sloped access. The design team has also met with community members to discuss activation of the public space, including space for food trucks, a bike repair station, a small food service window, and opportunities for public art installation.

4515 Brooklyn Ave NE – HUB U District

A 25-story building with student apartments, small efficiency dwelling units, retail, and underground parking on Brooklyn Ave NE just north of NE 45th Street

The new HUB U District is a student housing project that will include a tower and adjacent pocket park. The ground floor of the building will be activated for public use through retail, green streetscaping, and a welcoming residential lobby and leasing center. The building will be set back from the street to allow wider sidewalks for pedestrians. The new pocket park on the north side of the building will include a series of walkways, benches, and landscaping, and will connect with a newly-proposed adjacent park, creating a mixed-use, activated public space.

 4131 and 4135 Brooklyn Ave NE

A 24-story mixed-use housing and commercial project on Brooklyn Ave. NE, between NE 41st and NE 42nd Streets

The site is comprised of two existing multi-family housing units and is located in the heart of the University District core area within a block of University Avenue and a few blocks from the future light rail station. The surrounding area mostly includes residential buildings for student housing, some single family housing, mixed use and commercial buildings. The building will be the southernmost high rise on the block. The developer’s goal is to provide housing that adds to the richness in quality and variety in the neighborhood. The design of the building will include step backs from the street to create a seamless transition in scale from the commercial zone of the U District to the residential zones, as well as introduce more daylight to the street level.
